The Northwest Arkansas Real Estate Market: Is Now the Right Time to Buy or Sell?
As Realtors©, the two most common questions we hear are: How is the market? and Is it a good time to buy or sell?
Market Overview
The Northwest Arkansas market is off to a strong start this year. The spring selling season has arrived early, with the number of homes sold up 7% compared to this time last year. After a period of slowing demand, we saw a resurgence last summer, and that momentum has continued. Analysts predict a steady demand for housing in our region throughout the year.
We are gradually approaching a balanced market, typically defined as having 4 to 6 months of inventory available. However, certain price points and high-demand areas are still favoring sellers.
- Days on Market: Slightly up by just a few days.
- Median Home Price: Up 2.5% compared to last year.
- Price Growth Predictions: Expected to increase 5-6% in 2024, compared to a 3.5% national average.
Is Now the Right Time to Buy?
There’s never really a bad time to buy a home. The sooner you step into homeownership, the better, as home values continue to rise and interest rates have stabilized. Experts anticipate mortgage rates will remain around 6% through 2025 and into 2026.
Homeownership is one of the most effective ways to build wealth over time. While your first home may not be your dream home, it’s a stepping stone toward future real estate opportunities. If you can afford to buy now, waiting may only cost you more in the long run.
Is Now the Right Time to Sell?
Many sellers who have been holding off due to low interest rates are finally making a move. Over the past few years, homeowners locked in historically low mortgage rates, making it difficult to justify selling at higher rates. However, life changes often dictate real estate decisions, and we’re seeing more sellers enter the market as they adjust to their evolving needs.
Common reasons homeowners are selling now:
- Downsizing from larger family homes.
- Moving up into a larger home as families grow.
- Relocating for work or lifestyle changes.
Ultimately, the decision to buy or sell depends on your personal situation. If you’re considering making a move, let’s discuss your goals and how to navigate today’s market successfully.
Celebrating Black History Month
At Better Homes and Gardens Real Estate Journey, inclusivity and diversity are not just ideals—we aim to live them every day. They are deeply embedded in our core values, represented by PAIGE: Passion, Authenticity, Inclusion, Growth, and Excellence. These principles guide our vision as a company, shaping how we serve our clients, support our colleagues, and engage with our community. We believe that fostering an environment where everyone feels valued, heard, and empowered is essential to our success. That’s why we celebrate Black History Month in February—to recognize the profound impact of Black leaders, innovators, and trailblazers who have shaped our world.
However, our commitment to honoring Black history and heritage extends far beyond just one month. We lead by example, ensuring that diversity and inclusion are reflected in every aspect of our business—from the relationships we build to the opportunities we create. Our mission is to cultivate spaces where all are included, and everyone belongs, fostering a culture where different perspectives and experiences are embraced. By prioritizing representation, equity, and meaningful dialogue year-round, we continue to uphold our values and contribute to a future where inclusivity is not just encouraged—it’s expected.
Nikki Taylor, a valued and celebrated agent and member of the the Better Homes and Gardens Real Estate Journey team, shares why Black History is important to all of us and what it means to her:
Black history is my history. Black history is U.S. history. If we choose to remove the divides, it is “US” history. The contributions of African Americans have impacted and shaped all our lives; be it music, fashion, medicine, science, inventions, wars and civil rights activism. So Black History Month serves as a time to celebrate and recognize so many of those contributions and achievements that have been often overlooked or forgotten. We don’t know what we don’t know. So, we must teach. Teach our children the history of this nation so the negative portions don’t repeat, and they are inspired to continue making positive strides toward positive change.
As for the black community, it isn’t uncommon to be choked with the fallacious narrative of who we are. For this cause, it becomes even more imperative to revisit our history to remind us of the undeniable truths we embody. We aren’t ignorant, lazy, violent or less than. We are intellects, innovators, compassionate and worthy of the space we take up in this world. I don’t take it lightly that I stand in 2025, as a free woman, able to have my own business, live in the neighborhood of my choosing and give my children the best education. I have the right to exercise my freedom of speech and vote. All of these liberties are available because so many African Americans fought for rights, they would never have the luxury of experiencing. However, they did it to ensure the future of generations to come. So let us strive to do the same.
As I reflect on the accomplishments of my ancestors, I am inspired to be better. I am humbled by their strength and their passion for what they believed in. I am overwhelmed by the compassion they were still able to show in the face of adversity and outright hate. I come from great people and that should be celebrated. I am because they are…we can because they did. Happy Black History Month.
Whoville Goes to The Hospital: Our first annual Toy Drive with Arkansas Children’s Hospital
This year marked a special milestone for our team as we hosted our very first Toy Drive, partnering with Arkansas Children’s Hospital for their annual *Festival of Stars* event. We couldn’t be more thrilled with how our office, friends, and clients came together to support such an incredible cause. Thanks to your generosity, we were able to collect over **$5,000 worth of toys** to donate to the children at Arkansas Children’s Hospital.
The outpouring of support from our community was truly heartwarming. From the very first day of the toy drive, we were amazed by how many people stepped up to help. It wasn’t just about donating toys—it was about spreading holiday cheer and making a difference for children who need it most. Whether it was our office team, friends, family, or clients, we are incredibly grateful to everyone who contributed. Your kindness will help ensure that children and families spending the holidays in the hospital will have a brighter Christmas.
A personal highlight of the event for us was getting the chance to participate in the *photo op* tent, where families could stop by and take a picture with Santa and the delightful Whoville cast of characters. The tent was a huge hit, with kids (and adults!) lining up for their moment to snap a festive photo. There’s something magical about seeing the joy in people’s faces as they interact with the characters, and it made the whole day even more memorable.
The Festival of Stars is so much more than just a fun event; it plays a vital role in supporting families who find themselves facing extended hospital stays during the holidays. Thanks to the festival, families at Arkansas Children’s Hospital have the opportunity to shop for free at the *Snowflake Shop*, where they can select gifts for their children and loved ones. This thoughtful gesture allows them to give their families a sense of normalcy and joy, even in the midst of challenging circumstances.
This year, the Festival of Stars raised an incredible **$361,046** in donations and toys, making it one of the most successful events yet. We are proud to have played a small part in such a meaningful initiative, and we’re overjoyed to see how the funds raised will support the children and families served by Arkansas Children’s Hospital.
As we reflect on our first Toy Drive, we can’t help but feel a deep sense of pride. Our team, our clients, and our friends came together to make something truly special happen. We are so grateful to everyone who helped make this toy drive a success, and we can’t wait to continue supporting this wonderful cause in the years to come.
A heartfelt thank you to all who contributed, volunteered, and supported us during this journey. You made a difference, and we couldn’t have done it without you. Here’s to making even more holiday magic in the years ahead!

From dark and dramatic to playful and nostalgic, there’s something for everyone looking to get their home into the Halloween spirit. We’re seeing tons of bright colors, moody vintage vibes, and decor that is taking to the MAX(imalista). Whether you love a good Target/Walmart run or you gather from flea markets, there is fun ways to get your house ready to be spooky!
Here are the top trends we’re seeing this year:
- Gothic Haunting
For those who love a dark, brooding atmosphere, Gothic is making a statement. Deep black and purple hues, paired with rich textures like velvet, create a dramatic look. Imagine setting the mood with ornate candlesticks, vintage mirrors, and plush black throw pillows. Even a few candelabras or a dark floral centerpiece can instantly bring that mysterious, elegant vibe. Think haunted mansion meets Victorian chic!
- Vintage Scare
If you’re feeling nostalgic, Vintage is the way to go. This trend brings back the classic Halloween charm with retro-inspired decorations. Picture a porch adorned with faded jack-o’-lanterns, old-school black cat cutouts, and skeleton figurines straight out of the 1950s. Add in some rustic wooden signs or distressed lanterns to complete the look. It’s all about creating that cozy, old-time eerie feel.
- Subtle Spooky
For those who prefer a more understated approach, Subtle Spooky hits the perfect balance. This style embraces the essence of Halloween without going over the top. Think sleek, modern decor with a touch of spooky—like a matte black vase filled with dark branches, a few strategically placed skulls, or soft candlelight to cast eerie shadows. It’s sophisticated and spooky, without being overwhelming.
- Maximalista Halloween Slay
If you live by the “more is more” philosophy, Maximalista Spooky is for you. Bold, bright, and fearless, this trend embraces Halloween in all its colorful, over-the-top glory. Picture giant inflatable skeletons on the lawn, neon ghost lights in the windows, and every inch of space filled with cobwebs, pumpkins, and playful decor. This is Halloween maximalism at its finest—perfect for those who love to throw the ultimate Halloween party!
No matter your style, this Halloween is all about expressing your personality and creating the perfect atmosphere in your home.

Celebrating Labor Day: Honoring the Legacy of American Workers and the Iconic Rosie the Riveter
Celebrating Labor Day: Honoring the Legacy of American Workers and the Iconic Rosie the Riveter
Labor Day, a cornerstone of American tradition, was born from the labor movement and serves as a day to honor the social and economic achievements of American workers. This annual tribute acknowledges the vital contributions that workers have made to the strength, prosperity, and well-being of our country. As we enjoy the long weekend, it’s important to remember the rich history behind this holiday and the figures who have come to symbolize the American labor force.
The Origins of Labor Day
Labor Day has grown in significance over the years, with its first governmental recognition coming through municipal ordinances passed in 1885. These early acknowledgments reflected a growing awareness of the importance of the labor movement and the need to celebrate the people who powered the nation’s industries.
By 1909, the American Federation of Labor convention took the celebration a step further by designating the Sunday preceding Labor Day as “Labor Sunday,” a day dedicated to the spiritual and educational aspects of the labor movement. This expansion of Labor Day’s meaning highlighted not just the economic contributions of workers, but also their role in shaping the moral and educational fabric of the nation.
Rosie the Riveter: A Symbol of Strength and Resilience
Fast forward to the 1940s, when the United States found itself embroiled in World War II. As the war raged across Europe and the Pacific, the need for labor on the home front became more crucial than ever. Women stepped into roles traditionally held by men, who were now fighting overseas. It was during this time that the iconic figure of Rosie the Riveter emerged.
The song “Rosie the Riveter” became a rallying cry, celebrating the women who were taking on these essential jobs. To support the war effort, Westinghouse commissioned Pittsburgh artist J. Howard Miller to create a series of motivational posters. Among these was the now-famous image of a woman with her hair wrapped in a red polka-dot scarf, rolling up her sleeve and flexing her bicep, accompanied by the bold words “We Can Do It!” Although often associated with Rosie, this poster was actually based on a photograph of Geraldine Hoff, a 17-year-old working as a metal-stamping operator.
Norman Rockwell’s Rosie: A Different Take
In 1943, another iconic image of Rosie the Riveter was created by the legendary artist Norman Rockwell for the Memorial Day issue of the Saturday Evening Post. Rockwell’s Rosie was a muscular woman dressed in overalls, wearing goggles, and adorned with pins of honor on her lapel. She sported a leather wristband and had rolled-up sleeves, embodying the hardworking spirit of the time. Rockwell’s Rosie sat with a riveting tool in her lap, eating a sandwich, with “Rosie” inscribed on her lunch pail. In a powerful symbol of defiance, she was depicted stepping on a copy of Adolf Hitler’s *Mein Kampf*.
While Rockwell’s Rosie became less visible after the war, largely due to strict copyright protection by the Rockwell estate, her impact was undeniable. The original painting sold at Sotheby’s in 2002 for nearly $5 million and was later acquired by the Crystal Bridges Museum of American Art in Bentonville, Arkansas, in 2009, where it remains a permanent piece of their collection.
The Legacy of Labor Day and Rosie the Riveter
Labor Day is more than just a day off; it’s a celebration of the workers who have built and continue to build this nation. The legacy of Rosie the Riveter, with her rolled-up sleeves and “can-do” attitude, embodies the resilience and determination that define the American spirit. As we honor the achievements of workers past and present, let’s also remember the iconic figures like Rosie who inspire us to continue striving for a better, stronger future.
Just as Rosie has inspired generations, Better Homes and Gardens Real Estate Journey aims to be the trusted household name Northwest Arkansas depends on for generations to come. And we’re certain that is Rosie was in Real Estate, she would bring that same “can-do” gumption that our agents offer to their clients as we serve their dreams of better future.
